What you should know about CAAHT studio Architects Limited
Alteration to an existing villa to accommodate a boutique commercial fit out. The solidity of the new honed definite slab is contrasted with the lighter warmth of cedar joinery and fit out elements. Our clients needed a lofty quality fit out providing private offices, meeting rooms and associated waiting breakout spaces, finished to a high standard befitting the grand Old South British Building. We responded with a orderly pallet of white walls ceilings balanced with timber carpet floors, and oak joinery cabinetry elements to bring warmth to the aesthetic. The street canopy, shop fronts and entry to this heritage listed building were in need of an overhaul behind decades of incremental alterations resulted in a dark, disordered street frontage.
Our client was also interested in extending the house out into its suburban site by way of extensive landscaping which incorporated outdoor seating areas, water features, a spa pool and a garden studio space. We are both New Zealand Registered Architects and have work experience across various project types enabling us to donate packed design, documentation and contract istration services from single or mufti residential through to medium scale commercial projects. The project involved additions and alterations to the below slick of the existing villa along with a packed interior fit out to provide reception, meeting and office areas. The design for this family sleep out was based around the concept of the building being like a lasting tent, with hinging awnings and sliding screens opening up the compact dwelling into its surroundings.
Our approach was to create a punchy internal reception area which leads onto an unfold plan office space wrapped on two sides by the historic street facades, and a string of meeting rooms arranged along the building’s inner light well. The reception area was relocated to better join it with the office, and the entry corridor was refurbished with a super graphic of the Auckland skyline to total interest and draw visitors down to the new reception area. The crisp white of the cabinetry through the house is balanced with warmer tones from the heritage brick, fresh tiles and timber, creating a relaxed and intimate feeling in the house. The whole building was re painted and re glazed at the same time according to our color pallet, which is further enhanced by up lighting at night, along with under canopy lighting at street level.
Two houses designed and built on a ashamed budget as investment properties on a subdivided site in Henderson, West Auckland. Views to the surrounding countryside and isolated coastline are framed by the awnings. A variety of outside veranda spaces donate differing degrees of shelter from the elements, while the paved terrace provides for alfresco dining on pleasing days and the plywood lined interior space creates a warm enclosure in wet weather. Refurbishment of an iconic past Home of the Year originally designed by Felicity Wallace architects.
Historic base building features and structure are exposed throughout, contrasted by a new material palette, creating a semi industrial office space balanced by the cleaner aesthetic of the meeting rooms and reception area. The ingenious timber floors were re finished in a gloomy stain, which along with the gloomy built in cabinetry, bathroom tiles and honed granite kitchen bench responded to the client’s love of dark timber tropical interiors. The pared back interior is enriched by lush furnishings in the waiting and breakout areas, while more restrained furniture features in the offices and meeting rooms
